Holiday Home Description

Villa Conte Duccio is a fascinating villa from the 1600s, of 350 square
meters (about 3760 square feet), with swimming pool and garden. It can sleep
twelve people, and is situated on a hill in the heart of the Tuscan countryside.
You will be 25 km (about 15.5 miles) from Siena, and 1 km (about half a mile)
from Terme di Rapolano.

You will have at your disposition a pool of 6X10 meters (roughly 20X30 feet).
The villa has six bedrooms, each with its own bathroom, positioned around a
great hall. There is also a second spacious living area and a roomy kitchen.

You will spend your vacation in an ancient, characteristic country manor, near
the summit of a small hill, 350 meters (roughly 1ፖ feet) above sea level.

The villa is the main building of an ancient country estate built by Tuscan
nobility and dating back to the 1600s.

As you approach the villa, you will pass through a beautiful antique gate, and
proceed along a characteristic Tuscan avenue bordered on both sides by tall,
slender cypress trees.

This tree-lined avenue will lead you towards the principal façade of the villa.
You will find yourself in front of a square stone building, the central façade
of which is refined by two open arched loggias. The entryway is dominated by the
stone-carved coat of arms of the noble family of the estate.

Between you and the villa, there stretches a large green lawn, marked by
symmetrical pathways and decorated with large terracotta urns in which perfumed
lemon shrubs have been cultivated.

You will find yourself before a harmonious example of Tuscan architecture of the
1600s, still intact for our enjoyment today.

The villa and the surrounding land, as far as you can see, have belonged for
centuries to an ancient family of Tuscan Counts, and are still part of a single
large agricultural estate.

From the villa, you will see sloping land planted with rows of grapevines,
alternating with areas that have been cultivated with olive trees. In the
distance, the dark green foliage of small oak groves interrupts the cultivated
landscape here and there.

And it is in this peaceful setting that you will spend your vacation!

Nearby, there is a beautiful pool of 6≪ meters (about 20X30 feet), surrounded
by greenery.

The swimming pool is surrounded by lawn and equipped with sun-lounging beds and
umbrellas that invite you to sit back and relax. From here, as you stretch out
in the sunshine, your view scans across an uninterrupted horizon of gentle hills
covered with vegetation, or comes to rest on the simple and elegant architecture
of the villa and of the complex.

Nearby the villa there is a small hamlet consisting of three or four stone
buildings; once upon a time, these were the dwellings of the household servants
or farm workers. Today, though, they have been renovated into four small
apartments, also used for vacation rentals. In this small cluster of houses,
there is a second swimming pool of 7X14 meters (about 23X46 feet).

Inside the villa, you will find elegant and spacious rooms.

The center of the villa is a Great Hall, its ceiling decorated with a large
family crest.

In this room, you will find an imposing stone fireplace and a large table.

From this room, you will be able to step onto a beautiful arched “loggiato” or
open gallery, from which you can enjoy an expansive view of the surrounding
hills.

Around this Great Hall are distributed the six bedrooms, all of them spacious,
with vaulted ceilings, and furnished with care. In each bedroom there is an area
with armchairs. Each bedroom also has its own private bathroom, three bathrooms have a shower and three bathrooms have a bath tub with shower wand, and all have windows with views of the countryside.

Guests of the villa also have access to a second living room, furnished with
small tables, and to the spacious kitchen. In the kitchen, you will find a
four-burner cooker, oven, refrigerator and dishwasher.

The villa is at the center of a large agricultural estate, of 300 hectares (about
740 acres), and during your stay you will be welcome guests of this estate.

The estate produces a famous wine and extra-virgin olive oil, and you will be
able to acquire these products, among others, in the neighborhood of the villa.

Upon request, you will also be able to visit the large and beautiful winery of
the estate, and taste the wines produced there.

At the villa there is also a small, romantic sixteenth-century chapel, which you
may also visit.

The swimming pool is open from May 15th to September 30th. The house is equipped
with winter heating and has a parking space. In the garden, a barbecue is
available.

Upon request, it is possible to arrange a cleaning service.

Internet access is also available should you request it.

At Villa Conte Duccio you will have a shared laundry room available.

Villa Conte Duccio is just 1 kilometer (just over half a mile) from Terme di
Rapolano. There, the springs are equipped with a thermally-heated outdoor
swimming pool that is open even in winter, and it is also possible to
participate in spa therapies, such as mud baths, beauty treatments and
antistress treatments.

In the vicinity of Villa Conte Duccio it is possible to rent bikes, or to go
horseback riding or trekking.

You will be in an excellent position to visit the great “art cities” of Tuscany.
Siena is just 25 kilometers (15.5 miles) away, Florence is 90 kilometers (56
miles) away, and Arezzo justನ kilometers (25 miles) away.

You will be just 10 kilometers (6 miles) away from the Chianti Classico
production zone, with its ancient castles and towns, wineries to visit, and
trattorias where you can taste the truly wonderful cuisine of Tuscany.

To stay at Villa Conte Duccio you will need a car.

The closest airport is Florence.

Payment Terms

A 25% deposit is paid at the time of booking. The balance is due
60 days prior to arrival at the property.

Security Deposit

Upon arrival at Villa Conte Duccio the property manager will ask you to pay a security deposit
of EUR ᔘ, payable in cash. The security deposit will be returned to
you prior to your departure less any charges for accidental damages
to the property.
