Holiday Home Description

Villa Eloisa is a villa which is about 250 square meters (about 2,691 square
feet) large. It is located in the countryside. It has a swimming pool and it is
surrounded by a 3000-square-meter (about 32,291 square feet) garden with olive
trees. The villa sleeps 10 people. It is 8 km (about 5 miles) away from
Castiglione del Lago (Lake Trasimeno). It is equipped with winter heating and
parking space.

Villa Eloisa has four bedrooms: three are double bedrooms and one is a twin
bedroom. One living-room has a double divan bed and a second large living-room
has a kitchenette. The villa also has three bathrooms and an annex with a
living-room, a fireplace, and a kitchenette.

The place

Villa Eloisa is situated in a peaceful countryside of hills on the border of
Tuscan and Umbria, halfway between the lake of Chiusi and the Lake Trasimeno (about
8 km away / about 5 miles away). In the surroundings you will see only two or
three other countryside houses, and then a multitude of low hills here and there
which are ploughed by vineyards, green for the harvest of wheat, or resplendent
for the golden-yellow sun-flower cultivations.

The garden and the swimming pool

The garden of Villa Eloisa is completely fenced. Once through a beautiful
wrought-iron gate, a driveway framed by high trees leads you to the house. Near
the house you will find a large patio beautifully adorned with several vases
rich in cranesbills, jars, and statues. You will find tables and chairs, and an
area equipped with a wood-fed oven and a barbecue.

The rest of the land is covered by a large green lawn area where young olive and
fruit trees are planted in regular distance one from the other.

Your kids will have lots of space to play outdoors.

On the back of the house you will find a large terrace with terracotta floor
where you will be able to sunbathe. Here is the above-ground swimming-pool,
whose surface of water meets the level of the floor, enabling one to easily get
in and out of the pool. The swimming pool measures 10 x 4.5 meters (about 33 x
15 feet). The terrace is furnished with umbrellas and deck chairs.

The house

Villa Eloisa’s interiors preserve the beautiful Nineteenth-century countryside
house structure.

You enter the house either through the main entrance or the patio door which
connects the living-room and the garden.

On the ground floor, you will find the entrance with the staircase leading to
the upper floor. On the left of such entrance, there is a large living-room
divided in two by a big arch in terracotta bricks. In one part there is a large
fireplace with a kitchenette next to it and a dining-table. In the other part,
there are couches and armchairs. On the right to the entrance, there is another
small living-room furnished with a double divan bed, what actually makes it an
additional bedroom. On this floor there is also a small bathroom with a toilet
seat and a shower. The kitchenette is equipped with a four-burner-stove, a
fridge, and an oven.

A staircase neatly decorated with paintings and antique objects lead to the
first floor, where you will find three double bedrooms and a twin bedroom. They
are all spacious and bright, and they have windows overlooking the hills. They
are furnished with pieces of furniture which date back to the period when the
house was built and to the nineteenth century; all nicely restored.

On the first floor you will find a spacious bathroom with bathtub. Another large
bathroom is found once you climb a flight of stairs. In this bathroom, you will
find a Jacuzzi, two sinks, and a separate shower. Next to this bathroom there is a bedroom with a double bed and a very nice view of the surrounding area. The bedroom has a sloping ceiling.

The villa is completely furnished and decorated with care, having even with
small collections of antique objects. The atmosphere around will make you feel
as a dear guest in a friend’s family old house…

Next to the main house you will find an annex furnished as a large living-room.
It is a one-storey building with roof of bricks and wood joists. There is a
large patio door which leads to the patio and several bright windows which look
out on the garden. Its interior features a large fireplace, a kitchenette with a
four-burner stove, a fridge, a freezer, two long dining-tables, and some wicker
armchairs. Furnishings are comfortable, the decoration is perfect and inspired
in the countryside: it will be your favorite place to organize big meals with
your friends!

At Villa Eloisa you will be able to ask for additional cleaning services and a
chef. Your pets will be welcomed as well.

Nearby tourist attractions

Villa Eloisa is 2 km (about 1.2 miles) away from both the hamlets of Gioiella
and of Porto, where you will find the nearest shops and restaurants. Only 8 km (about
5 miles) away is the Lake Trasimeno and the hamlet of Castiglione del Lago,
which is ranked as one of the most beautiful hamlets in Italy. In Castiglione
Del Lago you will find a shopping mall.

Villa Eloisa is also close to famous hamlets such as Cortona, Pienza, Città
della Pieve, Montepulciano, and Montalcino; the latter is famous for its
wineries and for the ‘Brunello di Montalcino’ wine.

Moreover, just a few kilometers (from 5 to 7 km / 3 to 4.4 miles) away is the
natural oasis of Lake Trasimeno, Lake of Chiusi and Lake of Montepulciano.

Once at Villa Eloisa you will be in an excellent and convenient place to take
daily trips and visit the great art cities of Umbria and Tuscany, such as
Perugia, Assisi, Orvieto, Arezzo, Siena, Florence, Pisa…

The nearest airports are the ones in Rome and in Florence.

Payment Terms

A 25% deposit is paid at the time of booking. The balance is due
Ф days prior to arrival at the property.

Security Deposit

Upon arrival at Villa Eloisa the property manager will ask you to pay a security deposit
of EUR 500, payable in cash. The security deposit will be returned to
you prior to your departure less any charges for accidental damages
to the property.
