Holiday Home Description

Villa Felice B is a charming 250-square-meter (about 2,691 square feet) villa
on a hill which sleeps ten people. It features a private patio and garden and a
shared swimming-pool. It has a wide view of the surrounding hills, and it is
part of a small hamlet consisting of five villas built to be vacation homes.

Villa Felice is in the center of Umbria, close to the famous cities of art, such
as Perugia, Assisi, Todi, Spoleto, among others. Moreover, it is halfway between
Rome and Florence, both about 150 km (about 93 miles) away from the villa.

Villa Felice A has three double bedrooms, a twin bedroom, four bathrooms, a
spacious living-room with couches, a mezzanine with a double divan bed, a
kitchen, a dining-room, a veranda, a private courtyard, a patio, a large private
fenced-in garden.

It is equipped with winter heating and spacious parking space.

The place

Villa Felice is located on a flat top of a hill (200 meters – about 656 feet
above sea level) on whose slopes olive groves and oak trees grow. It is a small
and enchanting hamlet consisting of five similar villas arranged as petals of a
flower around a large round-shaped lawn.

In the middle of such lawn, there is a little round temple in marble: it is
therein to remind us that this hill was once consecrated to Priapus, god of
fertility and virility, in Ancient Rome.

Even the architecture of each villa seeks inspiration from Roman houses: the
houses are one-storey high with their rooms distributed around a central
courtyard. Every villa has its private fenced-in 2000-square-meter (about 21,528
square feet) garden. Close to the villas is the swimming-pool, surrounded by a
sun-drenched area.

From every angle of the gardens you will have a pleasant view of vast scenery
formed by a succession of green and low hills which fade away from our sight far
in horizon. The air is clean and perfume-filled, the overall architectural body
of houses and gardens together is elegant and harmonious, and the whole place
inspires peacefulness, beauty, and serenity: you will feel happy to spend your
vacation here!

Villa Felice is 5 km (about 3 miles) away from the small center of Collepepe and
also 1 km (about 0.6) away from the bus stop.

One of the houses of Villa Felice is inhabited by it proprietors, who will be
available to help you with anything you need with all their discretion.

The swimming-pool

Not far from the villa you will see a beautiful 5 x 12 meter (about 16 x 39 feet)
swimming-pool surrounded by umbrellas and deck chairs, available to all the
guests in the hamlet.

Even from the swimming-pool you will be able to enjoy a relaxing view of the
surrounding green hills.

The house

Villa Felice B is a beautiful and large one-storey villa built just like the
houses of Ancient Rome, with rooms facing a central courtyard. The courtyard is
embellished by flowers and marble sculptures.

On the main wall of the courtyard you will see a patio door which will enable
you to step into a spacious living-room. You will find couches, armchairs, and a
satellite-dish TV. This living-room also communicates to the three bedrooms, all
with a bathroom inside. Two bedrooms feature double beds while the other has
twin beds. Two bathrooms are equipped with shower and the other with a bathtub
and shower taps. All the bedrooms have windows overlooking the green outside.
From the living-room a spiral staircase will lead you to a gracious mezzanine
with a window looking out on the hills. On the mezzanine you will find a double
divan bed.

The fourth double bedroom is to the side of the courtyard, and it has a large
patio door overlooking the shared garden. Next to this bedroom there is a
spacious bathroom with shower where there is also a washing machine.

From the living-room you can also step into a spacious dining-room furnished
with a table and chairs. This room communicates with the kitchen. From the
kitchen you can reach a gracious room enclosed as a veranda by large arched
windows. Here you will find a table, chairs, and small wicker armchairs. Before
your eyes is the beautiful shared garden. The private garden can be reached from
the living-room. The garden lies at the back of the villa and it overlooks the
valley. You will be able to relax outdoors and enjoy all your privacy. In front
of the living-room you will find a patio furnished with a table and chairs.

The villa is furnished with care in a pleasant, elegant, and cozy way. The floor
is in Tuscan terracotta and the ceiling features wood-joist support and
terracotta roof tiles.

The kitchen is equipped with a four-burner stove, a fridge with freezer, a
dishwasher, an oven, and a microwave oven.

Villa Felice is 5 km (about 3 miles) away from Collepepe, a hamlet with medieval
origins where you will find shops and restaurants. Only 1 km (about 0.6 miles)
away from the villa, you will find a restaurant and also the bus stop of the bus
which goes to Perugia.

You will be in a convenient position to go on daily excursions to visit not only
the splendid cities of art of Umbria, but also Tuscany and Rome: Perugia is 25
km (about 15.5 miles) away, Assisi 30 km (about 19 miles) away, Todi 15 km (about
9 miles) away, and Spoleto and Orvieto 40 km (about 25 miles) away. In addition,
there’s also Siena, which is 105 km (about 65 miles) away, Florence 150 km (about
93 miles) away, and Rome 135 km (about 84 miles) away.

The rental price includes: towels; linens; electricity; final cleaning.

Payment Terms

A 25% deposit is paid at the time of booking. The balance is due
60 days prior to arrival at the property.

Security Deposit

Upon arrival at Villa Felice B the property manager will ask you to pay a security deposit
of EUR 200, payable in cash. The security deposit will be returned to
you prior to your departure less any charges for accidental damages
to the property.
