Holiday Home Description

Villa Tosca is a villa of 160 square meters (approximately 1720 square feet)
which sleeps eight persons, with a shared swimming pool and a wide view of the
Tuscan countryside.

It has four bedrooms, four bathrooms, a roomy kitchen and a large living room
with a fireplace.

The villa is part of a small complex of holiday houses, originally an ancient
farmhouse, and it is surrounded by four hectares (10 acres) of land and by the
vegetation and the peace of the gentle Tuscan hills.

The guests of the small complex share a nice swimming pool of 7 by 15 meters
(23 by 50 feet).

All around the swimming pool there is a green lawn where you will find beach
umbrellas and sun lounges. A long stone bench has been placed under two
century-old oak trees, that offer their natural shade for you to relax “al
fresco”. The garden is also equipped with an external cold shower and a
brickwork barbecue.

All around, from the villa and from any point of the garden, your sight will
be able to wander free over an uninterrupted horizon of hills, covered here and
there by the neat rows of Chianti vines, or by the silver-green leaves of the
olive trees, or by the dark green of the oak woods.

Villa Tosca is an ancient farmhouse that has been tastefully restored. The
structure and the large spaces of the ancient-times Tuscan country houses
have been kept intact. In front of the entrance you will find a nice arched
porch. On the ground floor there is an elegant living room, furnished with large
sofas and armchairs, placed around the brickwork fireplace. The living room is
equipped with satellite television and with a divan bed that can sleep two extra
guests, upon request.

A glass door will allow your sight to extend on the green of the lawns and of
the woods. On the ground floor you will also find a comfortable kitchen,
equipped with a four-burner cooker, oven, dishwasher, refrigerator with freezer,
table and chairs. A bathroom with toilet and laundry corner is also available.

On the first floor there are four bedrooms. Two bedrooms have two single beds
each. The other two bedrooms have double beds and en-suite bathrooms (one
bathrooms has a shower, the other a bath tub). On the first floor there is also
a third bathroom, which has a shower. The bedrooms are elegantly furnished with
wrought iron beds and drawers in Florentine style. The total number of upstairs
bathrooms is three: one of the bathrooms has a bath tub, the other two have a
shower.

Pets are allowed on the premises for a small additional fee to negotiate
directly with the owners.

The swimming pool (7 by 15 meters/23 by 50 feet, depth goes from 1.40
meters/4.6 feet to 1.70 meters/5.6 feet) is open from mid-May to the end of
September.

The villa is equipped with central heating.

During your stay at Villa Tosca you will be able to enjoy relaxing days by
the pool, walks, and bike or horse trips. Villa Tosca will also be a great camp
base to visit the fascinating towns of Tuscany, rich in history and art. Villa
Tosca is geographically located in the area between Florence, Siena and Arezzo,
which can all be reached with short day trips.

Other famous Tuscan places, such as Cortona, San Gimignano, Pienza and
Montepulciano can be visited with a day trip as well.

The villa is located in the area where the Chianti wine is produced, and
where the Chianina cows are bred to make Florentine steaks, which are so
well-known to gourmets. In the area there are excellent restaurants where you
will be tempted by the famous specialties of Tuscan cuisine.

To stay at Villa Tosca it is recommended to have a car. The villa has a
parking lot.

Shops and bus stop are at approximately 700 meters (half a mile), in the
hamlet of Badia Agnano. An excellent restaurant is at approximately 3 km (2
miles). The closest airport is Florence, at 75 km (46 miles).

Payment Terms

A 25% deposit is paid at the time of booking. The balance is due
60 days prior to arrival at the property.

Security Deposit

Upon arrival at Villa Tosca the property manager will ask you to pay a security deposit
of EUR 200, payable in cash. The security deposit will be returned to
you prior to your departure less any charges for accidental damages
to the property.

Additional Expenses

To be paid at the property:
electricity according to consumption EUR 0.35/kW.

heating (when needed) EUR 1.50/m3.
