Holiday Home Description

Villa Tristano is a beautiful villa of 360 square meters (about 3875 square
feet), for twelve people, with pool, garden, patio and terraces, and a splendid
view over the valley and of San Gimignano.

It is located on the summit of a small hill, the slopes of which are cultivated
with olive trees and vineyards. The villa is in an isolated position, and is
completely surrounded by tall pine trees.

Villa Tristano is situated halfway between Florence and Siena, and is just 15 km
(a little more than 9 miles) from San Gimignano.

Villa Tristano has six bedrooms, of which three are double-bedded and three have
two single beds each, and four bathrooms with tub or shower.

If your group is more than twelve people, up to and including eighteen, you can
also rent another apartment for six people, located in the rear portion of the
same villa. This apartment is rented only upon request of the same group that is
renting the villa. Villa Tristano for eighteen people is on our site as a
separate listing, under the name “Villa Tristano Grande.”

The villa is part of a Tuscan farming estate, the oldest part of which dates
back to around the year 1200.

Actually, the farm is a working agricultural estate that produces excellent
extra-virgin olive oil, Chianti wine and white wine, vinsanto and liquor. You
can taste and purchase all of these products on the estate.

You will find the exterior of Villa Tristano extremely graceful: you will see a
long building, which has at one corner an elegant tower of red brick, with large
arched windows. At the top of the tower, there is a covered terrace.

The house is surrounded by a green lawn, edged with a row of tall umbrella
pines. In the shadow of the pines on this lawn, there are benches, and a
peaceful area equipped with stonework tables and benches.

Two stone wells, and vases overflowing with red geraniums, decorate the façade
of the building.

A long brickwork porch, which runs along the entire side of the house, opens
onto the lawn. This porch holds a beautiful terrace, which is overlooked by the
bedrooms located on the first floor. Another long loggia runs on the first
floor, as well, along the principal façade of the villa. The glass doors of
three of the bedrooms open onto this loggia.

The porch, which is 120 square meters (about񎜊 square feet), is equipped with
tables and chairs, and connects the living room to the garden. This will be your
favorite place to breathe in the fresh country air and enjoy meals outdoors.
Just a little way away, on the lawn, you will also find an area with a stonework
barbecue.

The swimming pool is located among the olive trees, a few meters below the
villa, in a panoramic position.

Lying beside the pool in the sunshine, you will see all around you the green of
the olive trees, and in the distance, the outlines of the gentle hills
punctuated with the towered hilltowns for which Tuscany is famous.

The pool is 5 X 10 meters (about 16 X 32 feet), and around it you will find
umbrellas and sun-lounging chairs. It is open from mid-May to mid-September.

Villa Tristano has a living space that you will find fascinating. It is on the
ground floor, and has doors that offer access to the porch and the garden.

You will enter into a great room of ፖ square meters (about 1615 square feet),
covered by an historic vaulted brickwork ceiling supported by great arches, also
constructed of bricks.

In the center of this room you will find a large dining table. At the two ends
of the room, you will find at one end a reading area with bookcases, and at the
other an area with a large fireplace, armchairs and sofas. You will have
abundant space at your disposal to enjoy your vacation with a great group of
friends!

The furnishings are in the simple and welcoming style of the Tuscan countryside.

On the ground floor, you will also find the spacious kitchen, which has a glass
door offering access to the garden.

In the kitchen you will find five burners, refrigerator with freezer, dishwasher
and fireplace. There is also a washing machine and a toilet.

The bedrooms are all on the first floor; they are spacious, and have views of
Val D’Elsa. In the distance, one can see the towers of San Gimignano. There are
four bathrooms, of which three have showers and one has a bath tub with shower
head.

Villa Tristano is equipped with central heating and parking.

Guests will have access to a telephone.

Staying at Villa Tristano, you will be nearby the most characteristic towns of
Tuscany, beginning with San Gimignano and Monteriggione.

Wherever you go, you will be welcomed with the relaxed friendliness that has
long been one of Tuscany�s most appealing characteristics. As well as enjoying
history and nature, you will find small restaurants where you can eat the
excellent Tuscan cuisine prepared in-house, and drink the wonderful wines of the
area.

The nearest town is Poggibonsi, 4 km (two and a half miles) away, where you
will find the bus stop, the railway station, and the nearest shops and
restaurants.

From Poggibonsi, one hour of travel by train will bring you to Florence, while
in half an hour you can reach Siena.

The closest airport is Florence.

Unit Description

Villa Tristano is a villa of 360 square meters (about 3875 square feet), for

On the ground floor, there is a large living room with dining area, fireplace
and two areas with armchairs and sofas, as well as a spacious kitchen with five
burners, refrigerator with freezer, dishwasher and fireplace. There is also a
washing machine and a toilet.

In front of the living room there is a large covered patio furnished with tables
and chairs.

On the first floor, there are six bedrooms, of which three have double beds and
three have two single beds each there are also four bathrooms, of which three
have showers and one has tub and shower-head.

Each of the bedrooms has access to terraces equipped with tables and chairs, and
with a view of the valley.

The furnishing is complete and welcoming.

Around the villa there is a large lawn, equipped with garden furniture and
barbecue.

The pool, of 5 X 10 meters (about 16 X 32 feet), is surrounded by a sundeck with
sun-lounging chairs and umbrellas, and has a panoramic view of the valley. It is
open from mid-May to mid-September.

Villa Tristano is equipped with central heating and parking.

Guests will have access to a telephone.

It is recommended to have a car.

Villa Tristano is part of a farming estate that produces extra-virgin olive oil,
wine and liquor. It is possible to taste and purchase these products on the
estate.

Payment Terms

A 25% deposit is paid at the time of booking. The balance is due
60 days prior to arrival at the property.

Security Deposit

Upon arrival at Villa Tristano the property manager will ask you to pay a security deposit
of EUR 155, payable in cash. The security deposit will be returned to
you prior to your departure less any charges for accidental damages
to the property.
